Good to know: The buying process
1. Inquiry / Offer
Inquiry

Offer
We will send you a detailed exposé of the selected property with information and photos.
2. Individual viewings
Please let us know a day or a time frame when you would like to view the property. We can pick you up for this upon request.
3. Purchase agreement and notary
Once you have decided on a property, we will prepare the purchase agreement with the notary and accompany you to the notarization appointment.
4. Commission
As of December 23, 2020, new regulations regarding broker commissions apply to many real estate sales: The Bundestag and Bundesrat passed the “Law on the Distribution of Brokerage Costs for the Mediation of Purchase Agreements for Apartments and Single-Family Houses” (does not apply to multi-family houses). The background of the new law is that (private) real estate buyers who wish to fulfill their dream of owning their own home will be relieved of ancillary purchase costs in the future.
In Hesse, it was often common for the buyer of a property to pay the entire broker commission of approx. 5% plus VAT (5.95% gross), even though the seller had (also and initially) commissioned the real estate agent to broker their property.
These costs are now borne equally by the seller and the buyer. If the buyer acquires a property as part of a commercial activity, the distribution of the broker commission may still be subject to other agreements.
