Important information for tenants

1. Inquiry

Tell us your specific requirements, key data, and special requests for your apartment search online via our search request form or simply give us a call. We will specifically look for the living space that matches your search criteria.

2. Offer

After your search inquiry, you will receive an offer from us via email within one hour, listing all properties that match your profile. The links provided will take you directly to detailed exposés with high-quality images on our homepage. By entering the property ID on our website, you can also go directly to the property exposés.

3. Viewing

Please let us know the day and time frame when you would like to view the property. We will arrange the appointments with the landlords or the current tenants. You will then receive a schedule from us with all contact details.

If you wish, we can also organize a joint tour and pick you up from the office, for example.

If you do not have time for a personal viewing or are unable to do so for other reasons, you can usually rent an apartment unseen. Since we know all the apartments personally, we consistently have good experiences with this approach.

4. Rental agreement

Once you have decided to rent one of our properties, a rental agreement is concluded between you and the landlord. We usually prepare the rental agreement so that it is ready for signature.

At the latest when the rental agreement is being drawn up, we will need your full contact details and a copy of your ID card or passport.

Upon request, the rental agreement can also be prepared in English for better understanding; however, the German version must be the one signed.

Landlord’s security

Before the apartment is handed over, the first month’s rent and the security deposit must be transferred to the landlord. Furthermore, most landlords require a copy of your liability insurance policy.

6. Handover of the apartment and keys

The handover of the apartment and keys is carried out by the landlord or a member of our agency at a time agreed with you. A handover protocol is created, which is signed on-site by both parties along with the inventory list.

Most landlords specify a minimum rental period of three months. A few landlords also rent out their apartments for as little as one month.

You can either agree on a tenancy with a fixed term and an option to extend, or alternatively, an open-ended tenancy with the landlord.

The notice period is agreed upon individually in the rental agreement. The following regulations are common for furnished rentals:

  1. Notice of termination must be submitted to the landlord in writing by the third working day of the month of the notice period.
  2. In the case of a tenancy with a fixed term and an option to extend, the tenancy is automatically extended by one calendar month if it is not terminated in writing with the landlord/tenant four weeks before it expires.
  3. In the case of open-ended tenancies, the landlord or tenant can terminate the agreement by giving 3 months’ notice. In rare cases, a notice period of one month is agreed upon. Notice periods of one month are not legally secured. However, as both parties often prefer high flexibility, shorter intervals are frequently agreed upon.

As with unfurnished apartments, a security deposit is also required for furnished apartments. This amounts to a maximum of 3 months’ rent (basic rent).

A deposit is necessary as it is the landlord’s only security against damage to the furniture. As a rule, the deposit is refunded promptly.

After the tenant moves out, the deposit is refunded by the landlord to the tenant, provided that no damage or other outstanding invoices can be proven. If the latter is the case, the corresponding amount will be deducted from the deposit.

Some landlords also accept a bank or company guarantee.

Pets are not accepted by all landlords. If you have a pet, please let us know when you make your inquiry. We will then coordinate this with the landlord.

Even if you have special requests (parking space, balcony, etc.), please let us know directly when you make your inquiry so that we can specifically offer you properties that meet your search criteria.

Most landlords require private individuals to provide a copy of their personal liability insurance before concluding a rental agreement.

Liability insurance covers damage to fixed items in the apartment (fittings, door handles, etc.).

For temporary housing (furnished), the following applies: Anyone who is registered in Germany and occupies an apartment for a stay lasting no longer than six months does not need to register or de-register for this apartment. After the six months have expired, the tenant must register with the registration office within two weeks. For persons who actually live abroad and are not registered in Germany, this obligation applies after three months.

To register an apartment (furnished and unfurnished), tenants must present a certificate from the landlord confirming they have moved in (Wohnungsgeberbestätigung) to the registration office.
