Why do we need the procurement contract before the visit?

An estate agent for unfurnished flats calculates 2 months rent commission plus VAT regardless of the stay.

With us it's different:

We charge you only the commission based on the actual rental period (15% per month / maximum period of 10 months = 1.5 months rent max. plus VAT).
With the procurement contract, you declare in the first place your agreement for this payment conditions.
In case a rental agreement is not concluded, costs won’t be charged to you.

An example:

You have agreed with the landlord a rental period of 3 months at first.
We will then send you an invoice for 45% of the monthly rent plus VAT.
If you should extend the tenancy, you will receive a subsequent billing (only 10 months).
