General Terms and Conditions
- WohnRaumAgentur is commissioned to find appropriate premises for the given rental period. The landlord’s address will be forwarded by phone or email after the contract has been signed.
- This contract is limited to the procurement of premises. A further adhesion, in particular from the existing tenancy or also in case of cancellation of a renting promise, is expressly impossible.
- If the renting prospective customer already knows the addresses of the offered objects, then he has to inform WohnRaumAgentur immediately.
- The provision, as described in basis of calculation, becomes due upon the signing of a tenancy agreement for procured premises, even if the renting relationship begins to a later time.
- Should the customer sign a tenancy agreement for premises with different details and conditions to those originally specified, the provision is still due provided the interests and requirements of the customer have been fulfilled by the contract procured by WohnRaumAgentur.
- The basis for the calculation of the provision is the basic rent rate, as long as the landlord has not stated any additional costs. Subsequent changes to the rent do not have any influence on the provision for a sealed contract.
- If the rental period is extended, a further provision is incurred. The maximum provision is 150 % plus VAT = 178,50 % ( 1.5 times plus VAT, furnished flats) . There is, how ever, no guarantee that the premises rented will be available for the desired extended period. The client remains liable in the event that the tenant extends the lease for personal purposes.
- The customer is obliged to treat the addresses confidentially and not to pass these on to others. Should this confidentiality be breached, the customer will be liable to pay a sum equivalent to one provision.
- Should any part of this contract be or become legally ineffective, the validity of the remaining conditions will not be affected. The contract remains effective.
- General legal regulations apply.
cancellation policy
You can revoke the contractual declaration with WohnRaumAgentur within two weeks without giving reasons in textual form (eg letter, fax, e-mail).The period begins with receipt of this notification.The withdrawal period is maintained with the in time sending of the revocation.
Please note
Your cancellation right expires prematurely if the contract is completely fulfilled by both parties at your explicit request before you have exercised your cancellation right.
basis of calculation
In case of a successful procurement through WohnRaumAgentur a commission payment is due. We charge 15% per month of the net - or all inclusive rent plus VAT (total 17.85%). The maximum commission is 150% (1.5 months rent) net - or all inclusive rent plus VAT (total 178.50%). This is for a rental period of 10 months or longer.The VAT is currently 19%.
